SUMMARY:

Responsible for the overall physical condition, and appearance of all assigned University facilities and real properties, in accordance with established Service Levels and occupant needs. Insures efficient and effective management of physical resources, materials and equipment while maintaining assigned facilities. Monitors and/or coordinates the efforts of Facilities providing equipment maintenance, and construction/renovation and/or systems installation/repair to assigned areas. Reports to Facilities manager and or Facilities Director.

ESSENTIAL DUTIES:

  1. Works with tools while supervising the activities of all subordinates in the maintenance and general upkeep of all assigned facilities and real property.
  2. Alone and/or with others conducts periodic inspections of the facility to assess equipment condition, compliance and aesthetic appearance.
    1. Issue work orders to initiate and monitor necessary corrective action and checks for completion
    2. Make recommendations and compiles reports based on tour findings and reports to the director of facilities
  3. Ensures that all safety and standards are met and adhered to in assigned facilities and real property.
    1. Initiates immediate corrective action and notice for issues under direct sphere of responsibility
    2. Issues notice and/or reports regarding all other instances/violations to the director of facilities
  4. Ensures that all repairs and/or renovations to assigned facilities and real property are preformed to limit disruption to area occupants and complies with " Life Safety Standards". When necessary, coordinate and provide notice to appropriate department liaisons regarding the same.
  5. Utilizes Facilities' electronic work order system for the assignment of all repair tasks.
  6. Develops cost estimates including justification and impact statements, in regard to required repairs in assigned areas. Reviews estimates/reports with superiors and initiates action as directed.
  7. Maintains records of employee time, materials and services purchased.
  8. Assists in the development and management of daily operations and long-term capital renewal and replacement budgets for assigned facilities and real property.
  9. Recommends staff members for hire, conducts staff evaluations and when necessary initiates disciplinary action up to and including termination in accordance with University policy.
  10. Understands and adheres to Rowan's compliance standards as they appear in Rowan's Corporate Compliance Policy, Code of Conduct and Conflict of interest Policy.
  11. Keeps abreast of all pertinent federal, state and Rowan University regulations, laws and policies as they presently exist and as they change or are modified.
  12. Ensures that the staff are trained and evaluated on their knowledge of and adherence to compliance policies and procedures specific to their jobs.
  13. Acts as a role model for customer service and improved quality.
  14. Must have outstanding human relations and leadership skills, and the ability to function in a team environment.
  15. Interacts with persons of all ages in a diverse, multicultural environment with respect and consideration.
  16. Responsible for shared on-call duties
  17. Performs other related duties as assigned.
  18. Must be experienced in multiple trades.
  19. Must be able to work in any trade position to complete task within safety guidelines.
  20. Must be able to solve mechanical issues and know when to communicate to the director when a contactor is needed.

QUALIFICATIONS:

To perform this job successfully. an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

EXPERIENCE:

A minimum of five (5) years' experience in facility management, two of which served in a lead, supervisory or management capacity. Proficiency with Electronic Maintenance Management Systems, Microsoft Office Suite and/or relational databases. Must possess a valid driver's license.

This position has been deemed "Essential," requiring the staff member to be on-site when needed and in any weather condition.

PHYSICAL DEMANDS: 

This position requires the individual to stand, walk, use hands to handle or feel, to reach with hands and arms, to stoop, kneel, crouch, crawl, to talk or hear and taste or smell over 2/3 of the time; to climb or balance up 2/3 of the time and less than 1/3 of the time to sit.  The position requires lifting more than 100 pounds under 1/3 of the time but up to 25 pounds 2/3 of the time and up to 100 pounds 1/3 of the time.   There are no special vision requirements because all apply.  The individual must possess a valid New Jersey driver’s license. 

Specific duties that require these physical demands:

Standing, walking, reaching, with hands and arms, using hands to handle, feel in order to isolate, open and close values; to lift ladders, climb and balance on stationary and mobile ladders; to hear audible alarms and communicate via various media (telephone, walkie-talkie, radio, annunciator panels.)  The job requires moving a 55-gallon drum or picking up a ladder.

WORK ENVIRONMENT: 

The position requires that the individual work in wet or humid conditions (Non-weather), in high precarious places and under extreme heat (non-weather) up to 2/3 of the time.  The individual will work near moving mechanical parts, be subjected to fumes or airborne particles, deal with toxic or caustic chemicals, risk electrical shock, or vibrations over 2/3 of the time.  Work is done under outdoor weather conditions or extreme cold (non-weather) less than 2/3 of the time.  There is little or no risk of radiation.  Exposure to blood borne pathogens that requires the use of Personal Protective Equipment which is provided under 1/3 of the time. Loud noise to very loud noise is typical of this environment over 2/3 of the time.  An annual physical exam and hearing test are provided for this position.

Specific duties that occur under these environmental conditions:

This position requires the individual to perform tasks under wet or humid conditions and in extreme heat when working on boilers or pumps in all areas where they may also be fumes or smoke.  The worker encounters caustic or toxic chemicals when working on chemical treating equipment (water chemistry). Stacking climbing requires balance and work in high precarious places.  Work on high or low voltage electrical systems presents electrical risks.   Exposure to vibrations may occur when working on or around moving mechanical equipment.  The worker is trained in the use of Personal Protective Equipment that is made available as needed; neoprene, insulated, waterproof, electrical and other types of gloves, neoprene aprons, full face masks and goggles for eye protection, hearing protection, hard hates, coveralls, etc.

SALARY INFORMATION: 

Minimum hourly rate is $27.10/hour, Probationary Rate. Depending on experience, candidate may be hired at the "Job Rate" to start.

The Shreiber School of Veterinary Medicine is located on the Glassboro, New Jersey west campus, 22 miles southeast of Philadelphia. The Shreiber School of Veterinary Medicine will admit its first class of DVM students in the fall of 2025. Facilities will include an academic teaching facility aimed at the delivery of pre-clinical training, a small animal teaching hospital, and a research facility.
